Phase 1

Land Acquisition: Find the right land for your needs, and ALWAYS work with us. We will help you do just that! ✅

Entitle The Property (Often referred to as Paper Lots): This includes design, engineering, and the approvals necessary (permits, correct zoning, etc) to put a shovel in the ground and build. This is like having the official permission (entitlement) to begin your project. Even though it’s just paperwork, it’s an essential step in the development process. 📄

Phase 2

Horizontal Development: You are now ready to put the plan into action! This stage may include construction💰financing (we can refer you to the right institution). Then, the land is taken from raw to improved with grading, drainage, water, wastewater, and other utilities. Once completed, we are ready for final plat approval and phase 3 or selling finished lots.

Phase 3

Vertical Development: This is the construction of the buildings from the ground-up. The final piece of the development puzzle. 🏘️

Land development is the process of making raw land more valuable and usable. Here are the top 5 strategies that most investors and developers use to turn dirt into dollars.

1. Land Banking (Buy and Hold): Think of it like buying a piece of land and holding onto it, just like saving money in a bank. You wait for the right time when the land value rises before developing it.

2. Rural Subdivision: Most commonly used outside city limits where access to utilities is limited. Land Unlimited specializes in this strategy, where we help investors purchase a large parcel of land and then immediately turn around and subdivide it into minimum one-acre lots.

3. Entitled Lots (Paper): Securing the needed approvals for land use. You may need to navigate rezoning, environmental assessments, submit plans and get permits before you have permission to proceed with the desired development.

4. Horizontal Development (Improved Lots): This strategy involves preparing the land for the project. It includes grading the land, installing infrastructure, and ensuring utilities are in place. The goal is to create ready-to-build lots, making the construction process smoother for developers.

5. Vertical Development (Ground-Up): This is when you see the final product come to life! Upon purchasing improved lots from a land developer, a contractor or construction company will start building from scratch, starting from the ground level and going vertically.

Generally land is very low maintenance but here are a few maintenance tips for growing the value.

1. Keep it clean and accessible: Remove debris and brush to maintain a clean appearance. This positively influences land value and makes it easier to sell when the time comes.

2. Maintain ag exemption: If your property is already ag exempt, chances are the county will check every few years to make sure you’re still using it for agriculture. If you are in the process of applying for agricultural exemption, then make sure to report to the county consistently for 5 years to make sure they grant you the exemption once you qualify.

3. Maintain fencing: Stay familiar with property lines and maintain the fence line especially if you have animals on your property. This eventually will give potential buyers a visual of your property boundary lines.

4. Protest taxes: Keep an eye out on what the county reports as the appraised value of your property and contact us if you need help with comps to ensure you’re not overpaying.

Senate Bill 2038 is changing the game for landowners. 🤠

No more city ETJ struggles, now it’s all about straightforward dealings with the county.

This will allow for
• Easier approvals ✅
• Less bureaucracy ✅

This is a true win for development projects streamlining the process to saving time, money, and hassle.

The Texas land revolution is here!

1. Protect your exposed pipes with insulation. Use heat tape to add extra heat. 🔥

2. Get a heater for your pump house. In most cases, any type of heater will work but it’s best to use one with a thermostat, either built in or one that plugs into the heater.

3. Use a Freeze Miser to let the cold water out. 💧 A Freeze Miser is simply a valve that will let out water that is near freezing.

4. Leave some water running during the freeze. The weatherman is going to tell you to leave the water dripping overnight. He is not talking to you. He is talking to the people that have city water.🚰 You have to leave some water running, not dripping.

Purchasing land can feel overwhelming, but it’s the start of something incredible!

Whether it’s your dream home or a business venture, here are 5 tips for a successful land purchase:

1. Determine The Use: Dive into zoning rules and restrictions, if any.

2. Inspect The Property: Get out there! Take a boots-on-the-ground approach.

3. Utility Access: Ensure you’re not stranded in the middle of nowhere! Check for access to the essentials—water, power, and wastewater.

4. Potential Hidden Costs: Beyond the price tag, there’s a hidden world of expenses. Unveil the total costs—taxes, insurance, and potential development expenses—before diving in.

5. Partner With Us: Don’t go solo! Seek expert guidance —real estate agents, land surveyors, and wise advisors. Their insights are like treasure maps leading to success!

Remember, buying land is an adventure, and with the right approach, it’s an exciting step toward your aspirations!

We get it. You are excited to invest in land, but making one little mistake can cost thousands, or even millions of dollars. 💰❌

Avoid these simple mistakes:

1️⃣ Bypassing a Title Company: This can lead to legal troubles down the road. Ensure a clean title to protect your investment.

2️⃣ Not Getting a Survey: You need to know the exact boundaries of your land. A survey prevents future disputes and confirms the space you’re buying.

3️⃣ Ignoring Utility Checks: No water or electricity can turn your dream land into a nightmare. Always confirm utility access before buying.

4️⃣ Going Solo Without an Agent: Navigating land purchases can be complex. An experienced agent can provide valuable guidance and insight.

👉And last but not least…

5️⃣ Overlooking the Title Commitment**: Restrictions hidden in the fine print can limit what you can do with your land. Read carefully to avoid surprises.

Stay smart and informed for a successful land purchase. Need assistance? We can help. 👇
